Can you see yourself soaking up the sun on a sun bed by your own pool in an island villa? Or walking a dog through the early morning mist along a deserted beach? Popping down from your flat to pick up some bagels in a trendy neighbourhood? Setting up your computer catch up with work by a window with a great view? These might seem like images from someone else’s life, but they could be yours for a while if you volunteer to do some house sitting while you’re travelling!

So what is house sitting exactly?

House sitting is what a volunteer does when someone asks them to live in their home while they are away on holiday or travelling. The house sitter can stay in the property for free , in exchange for taking on a combination of responsibilities. Usually the main reason an owner wants a house sitter to look after their house for free is to look after their pets and to keep the house secure and occupied. However the house sitter may be asked to do other jobs too, like simple maintenance (including looking after the pool and watering the garden), and generally making sure that everything runs smoothly, just as if the owner was at home. All of the facilities in the house, such as cooking utensils, washing machine, TV and Wi-Fi, are available for the house sitter to use free of charge.

Sounds like a great arrangement, doesn’t it? It’s certainly a fantastic way to volunteer and travel the world, saving you heaps of money on accommodation. But let’s take a closer look at the pros and cons of house sitting, before looking at some tips on how to find house sitting opportunities on Workaway.

What are the advantages of house sitting?

  • Free accommodation – paying no rent is obviously a huge advantage when travelling, and will save you lots money, meaning you can travel for longer.
  • Home comforts – sometimes even travelling can get a bit much, and it’s nice to set up home for a while. You can enjoy all the things you dream of when you’re fed up with hostels: doing your laundry, having regular access to Wi-Fi to catch up with your emails, cooking your favourite meals in your own kitchen, and having private space to hang out in that isn’t just a bed.
  • Getting a glimpse of other people’s lives – house sitters can enjoy all the details of someone else’s home, the art and décor, the different books and music on the shelves, the garden and pool...
  • Connecting to the locals – setting up your life in one place for a while means you can be a regular at local shops and bars, talk to people, and find out much more about the region than you would otherwise. Plus you get to meet the neighbours. Don’t forget to ask your host for introductions and recommendations to make the most of your stay.

  • Making a dream come true – maybe you always wanted to experience life in a new city but it just seemed too expensive. Once you start checking out housesitting opportunities on Workaway, you’ll soon find out that it usually isn’t the house that you have to think about – your responsibility is really for the pets. Of course Workaway hosts want someone who will care for their home, but mostly they want your loving care and undivided attention to go to their beloved pets, or possibly their precious plants. What are the disadvantages of house sitting?

  • You have a responsibility to the pets – this will restrict your lifestyle. Forget overnight trips, you’ve got to be home in the morning to feed the dogs and take them for their walkies.
  • Things may be a little quiet – you are likely to be visiting off-season, since that is when home owners will be choosing to travel. Think about the weather and seasonal closures and make sure you are ready to enjoy the delights of a cold and deserted beach resort.
  • Things will go wrong – you might need to fix a broken shower, look after a sick animal, sort out a power failure, get to distant shops without a car to stock up on heavy tins of dog or cat food… It’s all your responsibility and there may not be anyone to help you.
  • It’s not completely free – you might have some expenses, depending on your agreement with your host: groceries perhaps, bus fares and meals out for sure. Remember to discuss these things in advance – you’ll be saving your host a lot of money, because cat and dog kennels are expensive, so utilities should be paid for by the homeowner. But what about your food? And what happens if their pet needs a trip to the vet? Settle this in advance.
  • The big unknown – you won’t know what the owner’s house or neighbours are like until you get there… Check out photos, look at maps, have a Skype or phone call and ask lots of questions before you commit yourself!
  • You’ll need to be flexible and competent – no matter how good the instructions are there will be things you have to figure out for yourself. Try to have a few days overlap with your host to get to know the house before you are left to your own devices. And if you’ve never lived alone, this is probably not the time to start trying it out.
  • Difficult pets – even if you love animals there are some that may try your patience!
  • Isolation – house sitting is very different to staying in a hostel, where you’re surrounded by other travellers all the time. It’s also different to other volunteering opportunities where your host and even other volunteers will be around at mealtimes and in the evenings. If you’re travelling alone and want to socialise and make friends, house sitting may not be the perfect volunteering opportunity for you. However if you and your partner want to settle down to some intimacy for a week or two, it might be just the thing!

How long do Workaway house sits last?

House sits can last from a couple of weeks to a few months. Usually they cover people’s holidays, so one to two weeks is common.

Do Workaway house sitters supply their own food and household items?

This will depend on your agreement. Some hosts will provide your food, but others will expect you to do your own shopping. Make sure you discuss this. Pet food should obviously be paid for by the house owner, and the owner should also make sure items like toilet paper, cleaning sprays, clean cloths and dishwasher tablets are fully stocked up before the house sit begins.

Do Workaway house sitters need their own car?

It isn’t essential to have your own car, but you might find it difficult to live without one in a remote location. Ask your host about public transport and shops before committing yourself to a house sit.

Does the volunteer house sitter need to clean the house?

Again this will depend on the agreement you make with your host. The house owner’s main concern is usually the welfare of their pets, but it would be very strange behaviour to stay in someone’s house and leave it dirty. If you haven’t agreed to do more, then a basic clean up is advisable before the owners return. If you’ve been sleeping in the owner’s bed, it’s also nice to wash the sheets and make the bed for them, especially if they’ll be getting back at night. Both the house owner and sitter should leave the home clean for each other out of basic courtesy. And remember, if you get good reviews, you will find it easier to get other house sitting opportunities!

What jobs will you have to do as a volunteer house sitter?

House sitting duties vary hugely from job to job; you could have an easy-maintenance cat that just needs dry food and water topping up (quite rare though), or a whole zoo of animals that require medication, multiple walks and even special meals, along with a list of household jobs.

I have been house sitting for the last six years in over 10 countries and run a forum of over 105,000 house sitters and homeowners. That means I have had many house sitters and homeowners ask me; what is the best house sitting website to sign up with? First you need to decide whether you will be house sitting locally or internationally, as some platforms are better in certain locations (don’t worry I discuss this in detail below)

I always suggest to the new house sitters to try house sitting locally first (its helps you build up those super important reviews!) There are also wonderful international house sitting websites to help being together house sitters and homeowners with yearly fees of between $40 – $220. But they are vary in their features and benefits (for example some offer insurance). It can start to get a bit hard to pick the right one!

But don’t worry after 6 years of international house sitting I can help you make a well informed decisions. I have completed over 60 house sits all with 5 start reviews. We have personally used Trusted House Sitters for sitting assignments all around the world. Including Australia, Ireland, The United Kingdom Thailand, Greece, Malaysia, Montenegro, France, Italy, Spain and New Zealand! This is my go-to house sitting website. Trusted House Sitters is the the most well-known house sitting site and have a HUGE range of house sits all over the world.

This platform is constantly getting more and more popular with both house sitters and homeowners. This is great because there are lots more homes on offer.

It used to be that for every new listing on the platform, there were more house and pet sitters joining. However, I have found now that there are so many new house sit listings everyone has a chance at landing an assignment. Especially if you look for assignments that are listed as “low applicants”. My favorite feature has to be the alerts! You can set up filters with alerts notifications for certain criteria such as assignments in certain locations, duration and types of animals. When a house sit listing comes up that fits that criteria you get a notification. This allows you to apply immediately, I believe this really helps with your chances of landing an interview with the homeowner.

You can set up these alerts on the both the app and desktop version of the site. You can also link these alerts to your daily emails or you can it too “anywhere” so that you get notified of new interesting assignments daily.

You also get to use the feature “Amenities” here you can filters for sits that are at the beach, countryside, in the mountains or city. You can also filters for assignments that have high speed wifi, disabled access, family friendly, accessible by public transport, are family friendly or have the use a car included

Welcome Guide

We liked that we could also look at the house-sitting guide that the homeowner had provided. This is handy to be able to pull up all the information you might need; this might include, which plants need daily watering, which days the bins need to go out or what the phone number is for the neighbour.

Although it is the most expensive house sitting website out there we find that it is well worth it. We like to think of it in terms of an investment. House Carers  is a website that we have used for house sits in Australia, Ireland, The United Kingdom and New Zealand. From submitting my id checks to setting up my personalised email alerts this platform is a great experience. Home Carers is a very popular platform for pet owners in the United States (New York), and Europe. The house-sitting platform also has a growing popularity worldwide as some of the more well-known sites are getting too busy. They were the first house sitting website set up to bring homeowners and house sitters together back in 2000. As a sitter you can upload my id verification, background check, and character references, and even embed your personal Youtube videos.

This gives pet owners more information about you and helps them do their due diligence before moving onto messaging through the messaging system or Skype interviews. Within your profile, as a pet sitter you have options where you can add in your personal keywords. This lets you choose and show home owners what your ‘Prime Motivation’ is for house sitting. You can select from everything from wanting to ‘Visit Grandchildren’ all the way to ‘Experience area before purchase’ or being a ‘Grey Nomad’. The platform has a great user experience and website layout. They also have a strong community which is great for sharing experiences, tips and pictures! Mind My House also has an alerts option, so you can never miss a listing in your favourite locations. They are an international website, however, most listings are in the United States or Europe.

My Thoughts on Normador

I have found that Nomador is a fantastic house sitting site for Europe. I have completed 5 house sits with Nomador and all of them have been in Europe. I like that they have a lower barrier to entry with a 3 month membership, which means you can try out house sitting and see if its for you without committing to a whole year membership. I also have found that it is isn’t as popular with house sitting yet (big yet) so the competition isn’t as fierce, that means it can be easier for you to land a house sit. The platform has had a revamp since I used it last and has a much better user experience and layout. I am yet to need to use their support, so I can’t comment on that its, I do look at that as a good thing. The less issues you have with a house sit the better! They also have a strong community which is great for sharing experiences, tips and pictures! Mind My House also has an alerts option, so you can never miss a listing in your favourite locations. They are an international website, however, most listings are in the United States or Europe.

Aussie House Sitters  is my go to house sitting website when we are in Australia. It has got the biggest range of available sits in Australia out of any website.

Coming in at $84 AUD it is a little bit cheaper than Trusted House sitters, and a much better option for those looking to only house sit i Australia.

The platform itself is easy to use and has lots of great search features for finding your perfect house sit.

We find that there is far less competition on Aussie House Sitters and is generally easier to obtain house sitting assignments on than other platforms. You can set up your own custom house sitting alerts for when a new sit becomes available in your area.

The messaging system is easy to use and allows you to shortlist your messages for quick bulk replies, confirm the sit or save.

The biggest downside to this website is that it is free for homeowners to post up their house on, so sometimes they don’t take it so seriously or have it listed in more than one place, which can mean that there are far more applicants than you realise.

They have a great community page on Facebook where they share house sits and information.

We have found that for finding house sits in NZ, nothing beats it. It has the biggest range out of any other website. For some reason, Kiwis like to stay away from the bigger more international house sitting websites.

Other good news about Kiwi House Sitters is that there is not a whole lot of competition on there. We often find that we get the most home and pet owners contacting us on this house sitting website.

Kiwi House sitters has basically the exact same look, feel, and user experience as Aussie House Sitters. Again it is free for homeowners to sign up to, but we have never had an issue with home owners not coming through on their end and taking it seriously.

Registration is easy, all you need is an email address. From there you can build out your profile just like the on its big brother site.

My Thoughts on Mindahome

We find that Mindahome always has lots of options within Australia! From dog walking to looking after an apartment with no pets and a pool Mindahome has an available house-sit for house-sitters anywhere in Australia.

Its a similar subscription fee to other house sitting websites in the Aussie market. At $59AUD it is well worth having the membership if you are looking to care for homes and pets in Australia.

The platform has a nice clean design focused on the user having a good experience. It is not a pain in the backside to use like some others. On your public profile, you can add a personal description, profile title, age, marital status and states you are available to look after pets in.

Although there is no compulsory id checks you do have the option to upload your own files. Here you can add in your police checks, past house sitting jobs, reviews and references. Mindahome also allow you to link your own Youtube video in which is not available on all advertising sites. Like all other platforms you can add lots of photos showing off your experience with different pets, houses, responsibilities and credibility.

You have an easy to use member area where you can setup your personal sitter profile, adjust your preferred region (down to state or suburb level), responsibility preferences and what pets you wan’t to care after. Often there are lots of opportunities in Sydney, Brisbane, Perth and the North of Australia.

We also have found that the support team is super responsive which we really like! Mindahome also update their site often. When they make updates they place a pop-up when you log in to your dashboard explaining the updates to the site. Recently this has included the new ‘sitter appointment system’, improved search features, and the option for a combination sitter and home owner subscription.

Your profile has a new ‘bookings’ feature which automatically updates your availability when you accept an offer to look after a home and pets.

Both home owners and the sitter can leave feedback & reviews on one another which are made public. If previous home-owners forget to leave feedback you can send them a reminder. Gaining reviews will help you land more gigs in better properties.

Pawshake was created in 2013 by two former senior eBay employees, Dries Coucke and Tanguy Peers. You can tell that these two have experience with online websites as soon as you log onto Pawshake.

The website (and mobile app for that matter) is very easy to use and laid out well. As the house sitter, you have lots of options for filling out your profile. Pawshake does need high quality photos on your account otherwise they can not accept your profile.

The messaging system on both the website and mobile app is easy to navigate and you are able to set up notifications so you never miss a reply from a home owner, or a new house sitting job. 

Being a paid house sitting website is awesome. As mentioned above you do not need to pay to sign up to Pawshake, however, for every house sit you complete they taker a 19% commission out of your final pay, so when pricing your house sitting services make sure you keep that in mind. 

Since it is a paid website, as the house sitter you do need to think about things like tax and if you are from outside Australia you might also need to think about things like working visas and obtaining a TFN. 

Being a paid website, homeowners seem to take it a lot more seriously. There are a lot less last-minute changes and cancellations by homeowners.

We love house sitting in the UK! In fact, London is where we started our house-sitting journey. Now we have completed 50+ sits in 12 countries! Our friend was using Trusted House Sitters and recommended we should too! She was currently on a 4 month house sit in an incredible home in Kentish Town with a gorgeous Groodle (she found that sit on Trusted House Sitters) So we signed up and started applying! Does Trusted House Sitters Pay?

Trusted House Sitters does not pay. House sitting is a mutual agreement between home owners and house sitters – so no money changes hands. 

Is House-Sitting Free?

Yes, house sitting is safe. House sitting is built on trust and a review/reference system. So the more house sits someone has done the more reviews they gain. Same with home owners, the more sitters they have in the more reviews and references they will have.  As the homeowner you can ask the house sitter for references, reviews, ID, police checks and even meet in person before accepting them to look after your home.  As the house sitter you can ask the home owner for references and reviews, talk over the phone, ask about the area, or even go to meet the home owner at the property before accepting the sit.  It is very important that before accepting a house sit both parties are comfortable and happy with the agreement. 

How can I live rent for free?

It is possible to live rent-free by becoming a house sitter. If you play your cards right you can line up house sit after house sit.  We have essentially lived rent-free for 3 years thanks to house sitting! 

Is Trusted House Sitters Worth it?

Your Trusted House Sitters membership will cost you $119 USD for one year. If you are planning on house sitting for that entire year (or even just a week or two) it is most definitely worth it. If you spend the year house sitting you have essentially paid $119 USD for 1 year’s rent.  If you intend to only house sit for a few weeks, it is still worth the membership – if you house sit for 2 weeks you are only paying $119USD for your accommodation!

We love Trusted House Sitters but it is a very competitive platform. There are a couple of things we would advise to do if you have no references:

1: When you apply for a house sit try and apply for sits that don’t have too many applicants. 2: When you apply be very prompt with your application – first in first served a lot of the time! 3: Write a personalised and thoughtful letter to the homeowner and genuinely let them know why you want the sit and why you would be the purfect sitter. 4: Forward through Airbnb or rental references, the more the better. You want the homeowner to know you are genuine and can take care of a home. 5: Try and get on a Skype of video call with them – its far easier to talk aout this in person than over email!

When it comes to transportation costs that is all up to you. In regard to payment, we (and most other house sitters out there) don’t charge for their services. House sitting is more of a mutual agreement where you look after the home owners home an animals in exchange for accommodation and bills etc.

Since we sit in all different countries, if we charged anything for our services that would raise a lot of issues with tax and the so forth so we just prefer to keep it nice and simple and don’t involve money at all.

If you where looking to charge for house sitting maybe try looking at a site like Rover.com where payment is a little more common.

Hello, My husband and I would like to house sit in Southern California in the Los Angeles county area, for the month of June 2020. Shortly ago we joined the TrustedSitters, found only two possibilities which are a bit further of the range we had in mind. Nothing else is available that I can see. We are about to join HouseCarers as well to have more possibilities, but the availability is very limited as well. Is this due to the coronavirus? Any suggestions how to go about it. For this month of June we need to be in California, the rest of the year planning to travel as much as we can.

Hi Christina, Thanks for getting in touch! There has been a big decrease in position avail due to covid 19 but we are seeing start to really pick up here in Australia. Im guessing in the US people will start to organise summer trips as well, my best advice is to be on a as many platforms as youy can and just keep checking daily (as it will be competitive at the mo). Even with the initial outlay to be be on the platforms you will be recoup that cost in a few nights of sitting 🙂 Let me know how you go!

I think your best bet would be setting up notification for the locations you want to sit in (ie Kent, Scotland) also this helps you apply early and get in that first batch of applications that a homeowners looks at which I think is key to landing house sits! I think your best bet would be using Trusted House Sitters, they have such a huuuge range of sits in the US as well as Europe, it who I used to when I was in Greece, Italy and France! I would suggest doing a few sits this year locally to build up your references then when your applying next year for the more competitive sits in Europe you’ll have a really good chance of getting them, I would also suggest setting up alerts so you know when those sits come up. That said, being home sitters comes with a huge responsibility. It is certainly not for everyone…but it might be for you! Before we get ahead of ourselves and jump to our steps for how to become house sitters internationally, let’s talk for a minute about what it means to be pet & house sitters.

What is International House Sitting?

Housesitting is when a person (or couple or even a family) stays in someone else’s home when the owner is away. Housesitters are tasked with general care of the home (like cleaning, bringing in the mail and watering the plants) – and, more often than not, the housesitter looks after the owner’s pets, too.

In most cases, house and pet sitting abroad works as a trade. Sitters offer free housesitting services in exchange for staying in the home rent-free. There are however, paid house sitting jobs, but for the purpose of this article – we are talking about exchanges.

Housesitting Internationally just means that people are caring for other people’s houses and pets outside of their home country. Anyone can become an international house sitter – from vacationers to digital nomads to retirees to long-term travelers.

Based on our positive experiences, we are revealing top tips for how to house sit abroad…but first, let’s chat about the Pros and Cons of international pet sitting jobs.

Free Place to Stay for Traveling Pet Sitter Jobs

The cost of accommodations – especially in big cities – can account for a big part of any travel budget. Therefore, one of the benefits of becoming international house sitters is that you get to travel the world – and live in someone’s house for free! 

For example, if you agree to an assignment for pet sitting in Europe for a week – let’s say in Amsterdam – then rather than shelling out $200 a night for a hotel (which for 7 nights is a hefty $1400), you stay with the pets in the owner’s home for zero cost. 

Free accommodations is the most obvious benefit of taking on international and Europe house sitting jobs. That said, it is just one of the many advantages of house sitting abroad.

Meeting People While Being House Watchers

One of the things we like best about international housesitting is that we get to meet people from around the world. In fact, many of the homeowners we have housesat for have become our friends. We have stayed in touch long after the house sits are complete – and we now have an extended network of friends that spans the globe.

Furthermore, home owners often provide sitters with insider tips – like their favorite café or a local event – that travelers would not otherwise seek out. Some owners take extra steps to introduce sitters to next door neighbors and their close friends or family, helping traveling sitters establish local connections that are priceless. 

For us, the personal connections and local recommendations are some of the best things about travel pet sitting. 

Live Local on Long Term House Sitting Jobs

Another reason to take international house sitter jobs is to experience a foreign place as a local. Living in a home – and taking care of a pet – can give travelers a sense of stability and community. While this might not be a benefit for vacationers pet sitting overseas, it is fantastic for digital nomads and long term travelers. 

When you take jobs house sitting, the houses are often located outside the touristic city center (sometimes even in quaint villages and remote locations) where travelers can truly immerse themselves in the local culture.

Rather than tackling the top sights with a checklist in hand, international pet sitters can get to know somewhere by walking a dog through different districts or meeting the neighbors for a coffee at a corner café.

While many travelers are excited at the prospect of obtaining free accommodations, international dog sitting and cat watching is a big responsibility. 

House pet sitters are expected to step in and take care of the animals just as the owner would. This means adhering to the pets’ normal exercise routines, feeding schedules and pet interaction that the owner outlines.

For example, some pets can only be left alone for a limited number of hours or need to be walked multiple times a day. Pet care is a priority – and it can have an effect on sightseeing and exploration.

Additionally, sitters need to be willing (and prepared) to get care for the pet if they get injured or sick. This means having a plan – and flexibility – if you need to make a trip to the vet.

Keeping Up with the Home on House Sit Jobs

While most homeowners only expect basic home care, the responsibility of management and maintenance will fall on the sitter during their stay. If something breaks or goes awry during the housesit – like a plumbing issue – the sitter will need to be able to communicate the issues and be on hand to help resolve them.

And, unlike staying in hotels or an Airbnb apartment while on vacation, sitters need to thoroughly clean the house (or spaces used) for the owner’s return.

How We Became International Pet Sitters

When we initially started traveling full time in 2014, house and pet sitting was not part of our plan. I have never been a pet owner and it had been years since Kris had pets. However, we heard of other digital nomads who were house sitting in Europe – and we were fascinated by their stories. We finally came around to the idea of – and now we can’t imagine our travels without housesitting.

To be honest however, after we decided to try international house sitting, it took a while to get our first housesit. The house sitting website we use is a platform that connects homeowners and sitters – but they don’t actually make the assignments. It is up to us to get in touch with homeowners who were searching for housesitters – and make a good impression so that they would choose us over other applicants. International house sitting jobs have become very competitive in recent years.

Step 1: Decide Which House Sitting Websites To Use

If you have decided that you want to sit houses, the first step to becoming an international house and pet sitter is to join a house sitting network. The house sitter website we use is Trusted Housesitters . It is the house sitting site that offers the biggest inventory of international housesits, plus it is incredibly easy to use.

The house sitting service is membership-based; you pay an annual fee and can use the site as much as you want to find jobs for housesitting. Compared to other international house sitting sites (that are not as robust), the fee is a bit high (but is still less than the nightly cost of a hotel room in London – so we think it is well worth it!).

Like most house sitting sites, Trusted Housesitting is simply a platform to connect homeowners and sitters. The homeowners post a pet sitting opportunity – including dates, location, pets and other responsibilities – and housesitters choose which housesits to apply for based on their timeframe and interests.

The Trusted Housesitters platform is designed as an exchange of services; the housesitter jobs are not paid employment. 

Other International House Sitting Websites for Traveling Pet Sitting Jobs

While Trusted Housesitters is the only site we use to find housesitting jobs, it is not the only international house sitting website. When choosing between the different house sitting platforms, it is important to consider where you would like to housesit – as some platforms are more popular in certain countries or regions. We like to search for opportunities worldwide, so Trusted Housesitters works best for our needs.

That said, we are featuring a few of the other highly rated house sitter websites. 

Nomador Housesitting for House Sitting Jobs Europe and Global

While Nomador is a worldwide house sitting website, the site seems to have a more specific focus for housesitting in France and Europe. 

House Carers to Pet Sit Abroad Worldwide

At one time we found that House Carers had more of a focus on New Zealand and Australia house sits – but they now have a global presence with opportunities for house sitting Europe, USA and…everywhere! 

Rover for House Sitting Travel in US, Canada and Europe

Rover is different in that it is a petsitting website that offers paid jobs for house sitters from the local community (mostly in the US and Canada, but now in the UK and Europe, too).

Step 2: Create Your Profile

A solid profile is essential to getting house sitting jobs internationally. Like a resume, we thoroughly completed sections of the form detailing who we are, why we want to housesit and what experience we have.

Because we were new to the platform (and, therefore, did not have any reviews), we asked for recommendations from everyone we could think of – friends, old roommates, bosses, landlords – to vouch for our competence and bolster our profile. Basically, we needed people to attest to the fact that we are responsible individuals who owners could entrust with the care of their pets and home. On Trusted Housesitters, there is now even the option to link your Airbnb or LinkedIn profiles.

In addition to the 10 external references, we also opted to obtain a criminal background check (at an extra fee) – just to give the homeowners peace of mind that we are upstanding citizens.

Step 3: Search For Housesits

Once your profile is complete, start searching for international house sits!

Actually, with Trusted Housesitters , you can search for housesits before signing up – but you will not be able to contact the owners until you become a member.

On Trusted Housesitters, any homeowner in the system looking for a house sitter can post a housesitting opportunity, but you can use filters to help narrow down your search. You can enter a location (city, country or continent) where you want to housesit – or use the map feature.

Other filters housesitters can use to pare down the results are Dates, Length of Housesit, as well as Pet and Home Types.

Click on any of the housesitting opportunities to expand the listing and find out more about the housesit. Owners can provide as much (or as little) information as they want, but generally, they will provide an introduction, location and home information, the responsibilities and a list of pets.

Previous sitter feedback will also be visible, which can be helpful in determining what that housesitting experience might be like. 

Step 4: Apply For Housesits

If you find a housesit that you want to apply for, the application process is fairly easy. Simply click the Apply Now button and send a personalized note to the homeowner.

Housesits in popular cities – like New York City , London and Paris – can get dozens of applications within the first hour after posting. Therefore, it is important to set yourself apart from other applicants in your letter (especially if you don’t have any reviews!). We curate and often update our application and profile – and also add in a few key details to personalize each submission.

For the most sought after housesits, being timely is also critical – so we recommend checking the Trusted Housesitters website frequently.

Step 5: Be Patient…and Keep Applying

Getting your first housesit is typically the most difficult – at least it was for us! Once we had our first housesit and a positive review, the next ones came easier. We have more than 20 5-star reviews now, which helps significantly when applying for new housesits. If you get passed by on your first few applications, keep searching…and applying.

Pro Tip : A great way to get a first review is by housesitting in your own city or region. Because Trusted Housesitters is international, there may be nearby short-term housesits in your own neighborhood. Housesitting closer to home for your first housesit is not only be beneficial to gaining a first review, but it can help ease you into the role of housesitter so you will be ready to go international!

More Home Sitting Considerations

In addition to our outlined steps for getting a job housesitting and the pros and cons of being a house sitter that we outlined above, there are a few more considerations that should be contemplated before accepting house sitting jobs overseas.

House Sitting: No Pets or Pets

Many people seek out opportunities for house sitting without pets, which is possible – we have done it! In our case, the homeowner was weary of leaving the house unattended over Christmas (as pipes had broken during their previous winter trip) and they wanted their house ‘lived in’ so it wasn’t a target for thieves.

That said, it has been our experience that very few homeowners are looking for home sitting services if there are no pets involved…but it never hurts to look! (On the Trusted Housesitters website, there is a filter for No Pets to help sitters seek out those specific opportunities.)

The Cost of Free House Sitting

While sitters can get free accommodations when pet sitting worldwide, the other costs of travel should be considered. If, let’s say, you live in the United States and want a Sydney, Australia housesitting gig, you would need to factor in the cost of the flight, local transportation and, perhaps, lodging costs (if you need to arrive a day early, which we highly recommend). The cost of visas is also something to keep in mind.

In some rare cases, homeowners may request that sitters pay for certain utilities. This, of course, should be discussed and agreed to in advance – but it is another cost to be considered.

Length of Stay for House Sitting Jobs Abroad

House sitting holidays range from a single night to several months. Both long and short stays have pros and cons. While two nights of luxury housesitting in a central London flat with one cat is appealing, the cost of getting there from abroad may not be worth the effort.

On the other hand, agreeing to a long term housesit of a couple months can impede other travel plans that might pop up during the sit. Before applying for long term housesits abroad, make sure to do some prior research and check entry requirements, too!

We have already touched on this under Responsibilities, but we feel it needs to be emphasized. When you offer house sitting services in exchange for a free place to stay while traveling, the house and pets take precedence over sightseeing adventures. That is not to say that you won’t be able to enjoy and discover the destination where you are housesitting, only that your house and pet responsibilities need to be top of mind. 

We think of housesitting as a job…and a pretty cool one, at that! In our experience, settling into a new home and being a pet sitter is extremely rewarding – and it might be for you, too!

This isn't about free travel, but you'll definitely find your budget stretches much further and if you like to share your time with pets, it's possibly the  perfect vacation solution for you. A lot of the information will depend on your country of origin and where you decide to go. For instance, an American going to Canada won't experience so many unknown cultural differences, whereas a Brit heading to Mexico is likely to encounter many!

There are, however, a lot more things to consider about house sitting, besides culture. You'll need to carefully assess the costs involved. Not just living expenses, but visas, tourist taxes, flights, internal travel, medical and travel insurance, etc. You might also need to understand how the Schengen Visa works if you are traveling to Europe.

1.  Are you cut out for international house sitting?

We've been house sitting internationally for almost a decade and we take our house sit "job" very seriously. The pets are always our primary concern, but we also aim to leave the property in the same, but often a better condition, than when we arrived.

The pet routines must remain the same and that can mean adapting our day, getting up earlier than normal, taking dogs on multiple walks, washing and grooming, to name just a few duties - so house sitting isn't for everyone. Sometimes just living in an unfamiliar environment creates unpredictable challenges - we thrive on this, while others can find it an uncomfortable way to live.

2.   Can I get paid as an international house sitter?

If you've been used to house or pet sitting locally and charging for your services, you'll immediately notice a difference when looking at house sits that are advertised internationally.

Most international house sitters do NOT charge for house and pet sitting.

Instead they provide a valued service to pet and property owners, in return for free accommodation. This exchange is built around trust, not money. It's a concept that is at the heart of the international house sitting industry.

There's actually a very practical reason for this too. In most overseas countries it would be considered as "work" if you take payment for house sitting services. And... this would mean you'd need to apply for a work visa, often much more difficult to obtain than a standard tourist visa. So it's easier for everyone if money doesn't pass hands. When passing through immigration you can say you're on vacation, traveling, retired or visiting friends. To avoid any possible complications, don't mention house sitting, even if you are doing it for free.

In Australia, America, the UK and other countries too it's common to hear of people charging. But usually these people run pet sitting businesses offering a range of pet care services, like dog walking, grooming etc. It's a very different scenario when you charge someone for a service. This is when business regulations, liability insurance, taxation etc., all come into play.

The trust based exchange is, in our opinion, the best way to enjoy the house sitting lifestyle. We have experienced amazing generosity through this house sitting model, and love that we get to help others enjoy their own travel adventures too. Most homeowners realize how much they save in boarding and kennel fees - and although not expected, we frequently find a special treat as part of the hand-over or hand-back!

Are utilities paid for when house sitting?

In most cases the answer will be yes, but occasionally home-owners restrict use of air-conditioning, or ask you to pay over and above their usual monthly usage. For an off-grid property powered by generator, you may find fuel use is capped too. We've seen this more often when long term house sits are involved or when home owners have had their air-con over-used, which is very expensive in some expat regions. This is something you should agree on at the outset so there are no surprises.

But generally, if you are offering your services as part of a trust based exchange, the utilities, heating fuel, water, WiFi, and even any contracted cleaning services, will be included.

WiFi and internet

Check that WiFi and internet packages are included if you work remotely. Is the package unlimited? If satellite internet is the only option, expect to be frustrated a lot of the time. Unless the home owners are running a business and have paid for an expensive high speed connection, it is likely to be slow and occasionally non-existent. If you work from home remotely, this is something you will need to consider carefully. You can ask the home owners to check upload and download speeds as part of your application process. 

Will the home owner pay my travel expenses?

This is another common question, and I think we've only once ever heard of travel being paid for and that was in an emergency sit situation. It's your responsibility to get to and from the house sit, which is why we often get a little peeved when the media and inexperienced bloggers promote house sitting as "free" travel.

You know, in some cases it can cost more in air flights to travel to a house sit, because you are not purchasing a "package deal", and sometimes need to purchase high-season, full price flights to get to your sit on the date required. It need careful planning, as does all of your travel expenses.

There's more on budgeting below, but a good tip is to pick a country and then remain in a region where it's easy to book with budget airlines, or take bus, coach or rail travel between countries and sits. We've done this very successfully, keeping to one continent most years with just one more expensive long-haul flight.

3.   Visas for house sitting and onward flight tickets

One of your first house sitting considerations when visiting a foreign country as a house sitter, should be to check if a travel visa is required, and for how long it will remain valid. You need to make sure you can cover the full length of your house sit or sits.

Tourist visas for house sits

Many countries offer tourist visas as you enter immigration, but for others you may have to apply in advance for a valid travel visa. The USA, Australia, Canada and some others offer the options of an electronic travel authorization (ETA), which is usually obtained online.

Contact the embassy in your own and the country you are entering, to find out what is available for you and exactly how many days you can remain. Overstaying can result in deportation, hefty fines or worse.

In some countries, it's quite a simple process to leave and re-enter to renew a travel visa, but always make sure you have the most up-to-date information. We were able to extend our stay in the Caribbean, but we needed a local resident to "sponsor" us for the extension. These are all things to think about on longer term house sits.

This is one situation where we DON'T advise taking advice from friends, forums or Facebook groups . Always check your eligibility for travel before traveling or accepting a sit so you don't end up being unable to fulfill your obligation. Immigration rules can change without notice, so stay on top of this right up to the moment you travel.

Never accept an international assignment that is longer than the visa you are able to obtain.

Brexit Update: The UK has now left the European Union and freedom to travel in Europe has changed for British citizens. For stays of over 90 days a visa may be required. For more information check the  UK Government Website .

Student visas and working holiday visas

There are other types of visas available for younger students, volunteers and in some cases a working holiday visa.

If you are going to be working while house sitting or studying, you will need to obtain the appropriate visa. Get on to this as soon as you can as sometimes, non standard visas take much longer to obtain with a more involved application process.

Visa checklist for house sitting

Check what documentation you'll need to accompany your application, and whether any of this will be needed for an extension. A good tip when traveling internationally, is to make both digital and paper copies of anything you might need, such as birth and marriage certificates, proof of funds, etc. Anything that may be needed while you are away from home or that if stolen or lost would prove something of a headache!

It's common for any country to require at least 6 months (sometimes more) before expiration on either the entry or leaving date, and some countries require a particular number of clear, un-stamped empty pages in you passport. Again do your research on official government websites.

  • Do you need a visa?
  • What type of visa do you need?
  • How long will it last?
  • How easy is it to renew, if at all?
  • Can you renew while in the country and will you need a sponsor?
  • How many times can you enter the country on a single visa?
  • Can you get a multiple entry visa, if necessary?
  • How much will all this cost?
Important - We can't stress enough, that for ANY type of visa, always consult the most up-to-date information from the relevant government website - don't get caught out by getting bad, unofficial advice. UK citizens should check changes to European travel following Brexit.

The pandemic has caused further complications for international travel and it's vital you find out what visa restrictions and vaccination regulations may be in place. 

Onward flight tickets when house sitting

It's becoming more and more common to have to show your booked and confirmed onward flight tickets, and a bus ticket now in some countries, simply won't cut it! Believe it we know - having been stuck on the Costa Rica and Panama border when the regulations changed unexpectedly! The best place to check this, is with the airline company. If you ask friends or family you'll no doubt get conflicting reports.

3.   Getting to and from a house sit

Consider how you will get to and from the house sit, or from one house sit to another. Some very generous home owners will come and collect you, but this shouldn't be expected. A lot will depend on the country, location and length of sit. If you are close to a city you might be expected to use public transport or taxis to find your own way to the sit. This can be expensive.

If you are traveling to a remote, tropical location, access could be difficult and more challenging, especially if it's an unfamiliar destination. Make sure you map out your route before leaving home. Some other considerations:

  • Will you need to hire a car?
  • Do you need an international driving license or driving permit?
  • Is their an adequate and safe public transport system in your country of choice?
  • Does it run all year round, including low-season?
  • How much will it cost you to get from the point of entry to the house sit?
  • Is a car included, what type/condition, and how will insurance be handled?
  • Does the vehicle have breakdown cover?
  • How easy is it to drive... what condition are the roads, what side of the road?
  • Is it safe to drive? Your home owners will probably be able to help with this question.
  • How much will fuel cost locally?

A remote off-grid house sit might sound like a wonderful experience, but if you can't easily get to the shops for food, vets, emergencies, it might be less appealing. While house sitting in Bocas del Toro, in Panama, our only mode of transport was a small panga boat in daylight hours. We shopped for food every 10 days!

Local driving law - Rules and regulations

If you are going to be driving, it's a good idea to research the local driving regulations, laws and penalties. Find out about seat-belt laws, speed limits, use of horns, drinking driving limits, whether you need to carry your insurance and licence documentation. Sadly in some countries where corruption is still rife, a "tourist" is an easy target for a fine or penalty. Don't take that risk.

Car insurance when house sitting

This can vary from country to country and again will require some research. In Australia for instance, the car is insured, not the person, which makes it much easier to drive as a visitor. This can depend on the policy so don't assume this to always be the case. In the UK the person is insured and so it's much harder, and more expensive to insure a visiting house-sitter from another country.

If you are able to drive the home owner's vehicle with valid insurance, we always suggest they write you a letter to keep in the car, showing that you are authorized to drive it.

Also check the excess payments on the insurance policy (sometimes known as "deductibles" in the Americas) - this holds for home owner insurance or car hire insurance.

4.   Other important pre-sit information

Travel vaccinations for house sits.

Check online to see if you need vaccinations or malaria medication. For some countries these are mandatory and entry will be prohibited without proper certification. Make sure you leave enough time between jabs and your intended travel date. With Yellow Fever, for instance, you need to allow for 10 days after the vaccine is administered. You'll find that vaccinations can vary in price considerably, depending on where you get them.

Covid Testing

Do you need to be tested before travel? Check the Covid testing parameters for the country you are entering. Not all tests are accepted in every situation. Make sure you are tested within the timelines indicated. If you are flying the airline should be able to advise. This could involve an extra cost that you may need to factor into your house sitting budget. If, as we've found, that homeowners need to get tested before travelling, you will need to factor this in, and have a backup plan should their travel be refused.

Seasons and climate

Home owners frequently leave their properties and pets to visit family and friends, or to travel, during the low-season. This is often when extreme hot or cold weather occurs. It might also be the monsoon, hurricane or cyclone season, or a time when there's a higher risk of forest or wild fires.

Do your research and make sure you're comfortable (and qualified) to deal with these conditions should they arise. Can you handle hot weather? 30+ degrees Celsius in a humid tropical location is fine with a pool and air-conditioning, but if you're not used to relentless heat and there's only a fan, it's a very different story! If you are house sitting alone, could you handle fixing hurricane shutters to a property? Think risk assessment and how you would cope with different situations.

House sitting off-season in a tourist resort may suit some, but others will feel let down by the lack of available (open) facilities and that there are fewer people to interact with.

Environment

Is your final destination at altitude?  Living at high altitude can be problematic and a challenge for some people, and it's easy to overlook the height of an inland destination in a country that's unfamiliar.

Tropical jungle, African desert, island bliss, beach and sea - You can experience it all, but remember a holiday is very different to living in an exotic destination. Bugs are blitzed in upscale hotels, but not always in expat homes.

Consider cultural differences , extreme weather conditions, accessibility, driving on the opposite side of the road, daily house sitting chores, snow clearing, gardening duties, location of shops, special dietary needs, insects, spiders, noisy frogs, howling dogs, monkeys, and so on.

Even a country like Australia can be a cultural and environmental challenge. If this is somewhere you are thinking of house sitting, you might want to take a read of our guide to house sitting in Australia .

Interview questions tend to increase dramatically when you begin house sitting internationally - especially in exotic or remote locations!

Language considerations

Traveling to a tourist location for a vacation, is very different to living in a community full of foreign speaking nationals, especially if you need to get something fixed at the property, or want to actively socialize within the local community. Ask the homeowner about this, and find out if you're likely to feel isolated if you can't speak the local lingo.

On the other hand, this is a great opportunity to learn a new language.

If you do have a language other than English it will be certainly be considered an asset to many home owners (depending on where you are!). So make this a key element of your house sitting profile!

At the very least, try and learn a few words or phrases that you might need when traveling, shopping, eating or dealing with emergencies. Particularly think of questions like "where is the closest vet?"

6.   Hidden costs of international house sitting

We mentioned earlier, there's no such thing as "free" travel. House and pet sitting can for sure save a lot on travel accommodation, but often the other costs involved may balance out any short term vacation savings.

  • Airfares - Remember last minute long-haul flights are often much more expensive, or available low cost options may involve lengthy layovers.
  • Vaccinations and Covid tests - both require some advance planning and extra costs.
  • Visas and tourist entry or departure taxes - Often these are included in the airfare, but not always.
  • Visa extensions - if it's a long term house sit, you may incur additional costs to renew or extend your travel visa.
  • Cost of getting from the airport to the sit and back again - This can be high, especially if you are traveling to a remote location. It's possible the home owner will pick you up, and that's something you can discuss.
  • Cost of living - Expat locations can be more expensive, especially for food and drink if it has to be imported.
  • WiFi and telephone costs - WiFi is usually included where available, but you may need to find a phone package or need to upgrade your internet service, which will be covered out of your own budget.
  • Travel and/or Medical Insurance - The longer you are away, the more you will have to pay for travel and/or medical insurance. World Nomads are a good option, especially if you need to book mixed locations around the world and over a long period. On a long sit or as a full-time house sitter or nomad, you may need to find an insurance company that allows you to extend your insurance while away from your home country. Not all policies allow this, but both Safety Wing and World Nomads do.
  • Dealing with home emergencies - When house sitting locally it's often much easier to deal with a family or personal emergency, than when you're a long (and often expensive flight) from home. You may find that some international home owners prefer couples, so that one can remain in-situ should an unavoidable situation occur. Make sure you have a Plan B or contingency plan

7.   Remote and off-grid house sits

International house sits can often be in more challenging environments. In the tropics, or in the bush in Australia, you might find that homes are very different to what you've been used to. We see more complaints from people who have taken house sits in remote areas and not understood the complexities and requirements of looking after the home and the pets, so this is an important part of your assessment process for global house sitting options.

How remote is the property?

If the property is remote, and in an unfamiliar location and climate, you might want to consider carefully your suitability to the house sit.

Is a car included? Personally, We would never accept a remote house sit without a vehicle. How would you get a poorly pet to the vets, or yourself to a hospital in an emergency situation?

Remote living isn't for everyone. Don't pick a house sit based on location without considering what it would REALLY be like to live there - especially if it's a long term sit.

We were recently house sitting in Africa, 40 km from the nearest town, and were restricted to two trips a week in the car that was provided for our use. We weren't able to drive after dark because it was too dangerous (wild animals not people). Could you handle this? The prior house sitters couldn't.

Remote properties can also be prone to longer power outages when there are electrical problems. If you work online you might need to consider this carefully.

House sitting at off-grid homes

Off-grid properties are not connected to regional water and electrical supply services. It doesn't however always mean that internet isn't available. Power comes from solar panels or a generator, and water from a bore-hole, well or a simple rainwater collection system.

A good, well maintained system should run with minimal problems, but there are some basic skills you'll need to know to efficiently maintain your power and water supply.

If you're a high power consumer, think twice about choosing a solar powered property. Many off-grid homeowners will specifically request house sitters with relevant experience. Don't bluff your way into a sit without having the necessary practical experience! If you ruin the batteries on a solar powered system you could be looking at thousands of dollars to replace!

If you work online, seriously consider and ask plenty of questions before accepting a sit that may limit your ability to work consistently or at all!

8.   What will the home owner expect from me?

Before accepting any house sit, but particularly those abroad, you must find out what the home owner expects of you. Local sits are generally much easier - you are in a familiar environment for starters. But imagine taking on a 3 month sit in Costa Rica with no air conditioning, and a street of barking dogs, 30 kms from the nearest shop. As you can imagine, there's a lot more you need to know!

Chat with home owners before accepting a sit

Our suggestion is always to talk extensively with the home owner, preferably by some form of video chat. We find Skype less effective these days, but there are many other options including Whatsapp, Facebook Messenger, Zoom, and Facetime. Again, with local sits you can often go and visit the home owner and the pets, but for house sitting abroad this is not so likely to happen.

Not everyone is comfortable with video, so a chat by telephone is a second best option. Something is better than nothing. We would not accept a sit without some sort of discussion.

Remember that the most important aspect of house and pet sitting for the home owner, is usually the pets. This is where your focus should start, and at all times think about what you are bringing to the exchange, not what you'll get from it. That's important, but in the competitive world of house sitting, you need to first address the needs of the home owner.

Give to receive - that's what we say, and what we've found works best. Our needs are secondary by the very nature of the exchange, we've always receive far more than we ever hoped we would as unpaid long term house sitters.

9.   Make your house sit profile international

Once you've considered all or the relevant points above, and done your travel research, it's probably time to beef up your profile. If there is anything that can be added to help your credibility when applying for overseas sits, now's the time to get your profile updated .

No house sit experience? Be creative

Think about where you've traveled abroad and what challenges you've overcome?

Assess what particular aspects of international travel you've enjoyed and environments you've thrived in. For example, if you spent two weeks traveling in tropical conditions, and loved the heat and humidity, this is valid information.

If you've rented a property overseas with a house keeper or a cook for a vacation, it's relevant. It shows you're comfortable with house keeping staff which is common in many 2nd and 3rd world countries where labor is cheap.

Have you ever?

  • volunteered overseas?
  • backpacked around a country or continent?
  • been on a tour in a remote or exotic location?
  • worked or volunteered at an animal rescue centre?
  • ever had a rental or Airbnb type property?
  • renovated a home or investment property?

Anything that shows adaptability, and how you've experienced cultures and environments outside your home country, will help gain credibility. Are you good at DIY for instance - don't be shy about mentioning any relevant skills.

Don't get disheartened. There are always home owners who are willing to give new house sitters the opportunity to experience a different location.

Always be honest and explain your reasons for becoming an international house sitter. Talk about your positive personality traits, qualities that would help you in a difficult or challenging situation.

10.   Making international house sit applications

Communication is key.

Make sure you invest time in thoroughly communicating with the home owner about  everything you need to know to be comfortable with the house sit you are applying for. We always request a video chat so that we can really get a full understanding of the house sit and pet responsibilities, BEFORE accepting the assignment. Spend as much time as is necessary, and watch for red flags!

Personalize house sitting applications

Make sure you read everything in the home owner's advertisement and see if there's any way that you can make a more personal connection.

Show commitment

This is especially important if flying a long distance to get to house sitting assignments. We always explain that once booked we never back out of a house sit (except in exceptional circumstances). One of us would always stay even in the event of a family emergency.

Once booked, we also send copies of our flight tickets, which serves two purposes:

  • To show our confirmed flights and arrival dates
  • To demonstrates to the home owner that we've invested financially in the assignment. This hopefully deters them from making random changes or cancellations.

If you are financially independent, explain this to the homeowners. It will reassure them that you can afford to make the trip and sustain yourselves throughout your house sitting jobs. If something were to go wrong, for instance, or you needed to pay for urgent medical or vet care, it is reassuring to know that can be covered. That said, you should always make sure that there is an emergency house sitting fund available for pet emergencies, or that there is an account with the vet.

Include this information in your profile and reinforce it in your personal application letter.

Remember when writing that you are looking to fulfill the home owners needs, not your own personal requirements.

But these sits are competitive initially, and our decade of house sitting experience and five star reviews really does help us secure these house sitting jobs.

But, we all had to start somewhere. And with a bit of extra effort at the outset there's no reason why you can't compete. To get a head start with your house sit applications, there are a few things you can do:

  • Review and enhance your house sitting profile - really work on selling your skills, your prior pet care, your personality, and get some relevant references to build credibility. 
  • Create email alerts on house sitting platforms wherever possible so that you can respond instantly to relevant sits
  • If you're serious, sign up to a few different sites. Maybe one international, one regional to improve your chances.

Consider a last minute house sit that hasn't been filled or where someone has cancelled. Best House Sitting Websites 2024: How to Find Long-Term House Sitting Jobs?

One of the questions people ask me the most about being a digital nomad is how we constantly find new places to live. I have already talked about my general strategy to find long-term accommodation around the globe in an earlier blog post. Today I want to go more into detail on house-sitting websites and how you can find long-term house-sitting jobs.

In my opinion, house sitting is massively underrated because it’s such a fantastic way to find free accommodation while traveling. Learn what international house sitting is, how you can find long-term house sitting jobs, and what the best house sitting websites are.

What are house sitting services.

When a person has to leave the apartment or house for a while, for example, because of a vacation, he or she often needs someone to take care of the property. These caretakers are called house sitters.

A house sit can have any length – from just a weekend to weeks or months in a row . It can be a stylish city apartment or a cozy country house.

Usually, house sitters get to live in the house for free and are allowed to use all or most amenities the place has to offer. In return, the house sitter has to fulfill certain duties which can include:

  • Taking care of pets, e.g. walking the dogs, feeding them, or washing them
  • Watering plants
  • Performing smaller maintenance work, e.g. lawns, or controlling pool filter systems
  • Readdressing the mail
  • Keeping trespassers off the property

It is always up to you and the homeowner on what you agree on. In some houses, you don’t have to do anything but be present. Other places require a bit more effort.

The places I have sat so far required me to take care of cats and dogs, accept mail, and water the plants. So very simple tasks that you can easily do next to your remote job.

You can find house-sitting opportunities in the city, at the beach, in the mountains, or in the countryside – literally anywhere.

What’s in there for the Homeowner?

Just in case you are still wondering why people would let strangers into their houses and live there. For free!

Well, basically for the above-mentioned benefits that you will get. If they are away for a few days, weeks, or even months, they need someone to take care of their property and pets . Family and friends might live somewhere else or they have jobs and can’t stay in the house every day.

A perfect solution is to let someone in who can live and work from everywhere. Someone who likes to see new places, meet new people, enjoy a free stay, and like take care of houses and pets.

In addition, if they keep the house empty, potential housebreakers might notice that there is no light on and no one is at home. So having someone live in the place, reduces the risk of housebreaking a lot.

What are the Benefits of International House Sitting?

I’m a huge fan of international house sitting and I think it’s a great way for digital nomads and long-term travelers to find accommodation. Here are some of the advantages:

  • It’s free! Especially, when you are just starting out as a digital nomad and are on a tight budget, this is the perfect way for you to save a lot of money. A friend of mine managed to house-sit for 9 months within one year. Just imagine how much money she saved!
  • You get a fully equipped house. Don’t underestimate that! I have stayed in so many places where I had to buy stuff like duvets and pillows or cutlery and pots for only a short stay, like 5 weeks – super annoying! You even get to enjoy things that you normally wouldn’t find in a holiday flat, let alone in a hotel, for instance, a blender or a washing machine.
  • You have internet. The most important thing for a digital nomad. In many long-term rentals, you will have to organize your own internet access. Of course, you can always buy a mobile hotspot or a global hotspot . However, this will soon get expensive and it might not be fast enough for your needs. And for broadband in your new place: Many providers offer 12-month plans only and they need up to a couple of weeks to install it. Often they are just not flexible enough for the life of a digital nomad.
  • You live like a local. You move to a new country for many reasons. One of them is sure that you want to get to know the local culture. To live like a local is a perfect starting point to do so. What do their houses look like? What’s important to them? What are their daily routines? These are all insights that you won’t be able to get in a usual rental apartment.
  • Experience new areas . You won’t stay in the typical touristy areas but get to see completely new city districts and places you normally wouldn’t go to. Be off the beaten track and experience authentic local life.
  • Take care of pets. Yes, that is a huge benefit for me. I grew up with pets and have always been surrounded by them. Being a digital nomad makes it hard to have little fluffy friends with you and I really miss that. So I thoroughly enjoy every minute I get to spend with them. Plus, pets keep you active, healthy, and happy. Reason enough to spend more time with them.
  • You meet new people . For one, you meet the homeowners and will probably get an extensive introduction to their homes. You will also most likely get to meet curious neighbors who want to get to know the person from abroad. And if you want to, I’m sure many homeowners are happy to connect you with friends, just in case you need help with something. A great way to make friends while traveling.

What are the Challenges of International House Sitting?

As with everything, house-sitting abroad can have its challenges, too. Here are the potential downsides:

  • Competition can be tough . House sitting abroad is a constantly growing concept. Unfortunately, there are often way more house sitters than there are house owners. Especially in popular cities, it can be harder to score your desired house sit opportunity.
  • You have responsibilities. Something that you can’t argue with. When you house-sit a place you have to do whatever your duties are. You can’t simply go on a weekend trip and leave the dog behind. The homeowners trust you to take good care of their house and pets. Whether you always feel like it or not.

What Are the Best House Sitting Websites?

Luckily, there are quite a few apps out there today, that connect homeowners with potential house sitters. I have tested some in the past 10 years and liked the house-sitting websites TrustedHousesitters and HouseCarers by far the most.

1. TrustedHousesitters

TrustedHousesitters launched in 2010 and has since grown into the potentially biggest community of house sitters and homeowners. They offer house sits all over the world and let you filter your search results for countries, dates, and pet types you like to take care of.

As with every house-sitting website, there is an annual membership fee. As a member, you are able to get in touch with all listed potential homeowners. For TrustedHousesitters this is USD 129. That might sound like a lot of money for membership but trust me, it’s worth it!

Just imagine what you would spend when you had to rent a place somewhere. Depending on the city maybe 400-1.200 USD a month? So if you only do a few house-sitting days a year, this money was well invested and saved you so much in rental expenses!

TrustedHousesitters Test

2. HouseCarers

HouseCarers is one of the oldest players on the market. They started connecting homeowners and house sitters in 2000 and have now an extensive worldwide house-sitting directory. You can filter for countries, regions, and the period you want to stay. At the moment, there are not too many house-sitting jobs listed but that could change once people get to travel more again.

Nomador is another great house-sitting website that combines travel and pets. There are currently more than 23,000 houses to sit which gives you plenty of options to choose from. It doesn’t matter if you are looking for house-sits in Europe, America, or the rest of the world. With so many offers, you can surely find the right place for you.

4. MindMyHouse

MindMyHouse is definitely one of the cheapest house-sitting websites out there. You only pay USD 20 per year and can apply to any open house sitting job. At the time of updating this article, there are only 93 open house-sits on the website. Not too many but you may still be able to find something that could work for you.

5. HouseSit Match

HouseSit Match offers not only fantastic sitting jobs around the world but also sees itself as a social network for housesitters. What’s special here is that you can’t only find houses to sit but could also go for pet-sitting options if this is what you prefer. This is brilliant for animal lovers such as me who already have accommodation but love to take care of pets.

The only downside: There is only a hand full of active house-sitting jobs on this website at the moment.

How to Find Long-Term House-Sitting Jobs?

As mentioned before, house-sitting abroad is getting more and more popular. To find and get accepted to great places you should follow these steps:

  • First, you need to start by building a great profile . List all your experiences with pets or house-sitting. Let people know why you are qualified to take care of their homes and mention your characteristics. Make sure to make it as personal as possible. Potential homeowners want to get a feeling for what kind of person you are. They need to like you.
  • Include the right photos. You don’t need to be in a suit and tie. But photos of you in a bikini at a busy pool party might look like you are only interested in fun and can’t handle the responsibilities and duties. Happy photos with pets are always great to show that you like animals and they like you, too. If possible, upload a video of you. That helps a lot in gaining trust!
  • Add a police check. Although it is often not required, many homeowners might feel better about having that credibility. In many countries, you only need to go to your next police station and ask for it or you can even do it online. In the UK it costs about 10 GBP. So it’s not that much of an investment.
  • Another great piece of advice regarding your profile comes from fellow digital nomad Kristie , who is a frequent house sitter for TrustedHousecarers:
“This isn’t like a resume where you just list your skills and attributes. If people are going to ask you in to their home to stay there without them and trust you with their pets then they need to trust and like you. Let them know about your personality, your interests, your background. Think of this site more like a dating site rather than a job search site , let potential sitters get to know you a bit.”
  • Build up references. This is hard in the beginning. It’s easier for homeowners to trust sitters who already have great reviews. It is a good idea to apply for house-sitting opportunities that are normally not of interest to you, either because they are only a couple of days or because they are in a city you are not interested in. Your chances of scoring this sit might be bigger and the good reference you get (hopefully) will help you a lot in getting better positions later on.
  • Be quick and write a personal application. As soon as you see a new opening that you like, apply for it! Don’t send out standard emails, though. Make sure you include details about the position, for example, the pet’s name (“My family had a German Sheppard, too, when I was little so I’m very familiar with this breed. I can’t wait to meet your Henry.”).
  • Be communicative. Don’t sit around and wait forever to respond to messages. Also, be willing and prepared for video calls with Skype or such so homeowners can get to know you even better.
  • Be patient. Especially in the beginning, when you don’t have any references to show or apply for popular locations, it is can take longer to get a place. Don’t be discouraged. This is normal and it will soon get faster after you’ve been to a few places.

Best International House-Sitting Tips

  • Make sure you have a visa that lasts your entire house-sitting stay. It would be a nightmare if you score a position for 3 months and after 4 weeks you realize that you can’t extend your visa and have to leave the country. This would be very irresponsible so make sure your visa is sorted.
  • Check out the location and logistics . Some house sitting options are right in a city center, others are not. If that house is in the middle of nowhere and there is no public transport available, no car or bike you can use, you have found out how to get there and you have to be ok with being stuck at the place for the entire time.
  • Before you agree on a house sit, clarify every potential payment. Who pays for utilities? What about maintenance costs? Pet food? In my experience, the homeowner takes care of these expenses (unless you keep the shower and heater running 24/7, of course). But make sure to talk about it early enough.
  • When you move in, one of the most important things to find out is emergency numbers. If the pet gets sick you need to know who you can contact. Or if the toilet breaks. Who is the plumber you should call? Get these numbers!
  • It is a great idea to stay in contact with the house owners , during your stay, too. Send them photos of their happy dogs playing in the park or their blooming orchids. Knowing that everything is alright and you have the situation under control gives them a good feeling, which will increase your chances of a great review.
  • Something that you don’t have to do but I think it’s a very nice idea : When the house owners return, place a bunch of flowers on the kitchen table and buy some basic food (bread, fruit, maybe have a tasty dish prepared). This is a small way of saying “Thank you for letting me stay in your wonderful house and welcome back home!”. And again, it increases your chances of a nice review.

As you can see, house-sitting abroad is a brilliant option for digital nomads and long-term travelers. You get to live like a local in a fully equipped house and don’t even have to pay a single dollar for it! The duties you have are usually very small and sometimes more pleasure than work.

I’ve never done it so I invited Dalene and Pete from Hecktic Travels to share their tips and advice on the topic as they are avid house sitters.

As I write this, I’m sitting in a comfortable leather recliner in front of three large bay windows. In my view are tall pines covered in healthy green moss, as well as shimmering water from a nearby lake. An old, chubby gray cat — the king of this log cabin — warms my feet.

This is my home for three months, and my husband and I are living here for free. We pay no rent or utilities, and we have a vehicle at our disposal.

We are house-sitting.

We travel around the world taking care of pets and homes while their owners are off on their own travels. Not only does it keep our costs extremely low but it also gives us an intimate experience in a new locale and complete immersion in the neighborhood.

The majority of our last three years traveling have been spent house-sitting, saving us well over $30,000 USD in accommodation costs and affording us an incredible set of travel experiences we might never have enjoyed otherwise.

But this way of travel isn’t just for long-term nomads like us; opportunities are available for all types of travelers. House-sitting jobs range from weekends to years in length; our shortest house-sit was nine days and our longest was six months.

In short, no matter how long you are traveling for, you can find a house-sitting gig that works for you. Here’s everything you need to know to get started!

Through house sitting, we’ve (so far) made lifelong friends with eight dogs, nine cats, four chickens, and sixteen humans (homeowners).

We can travel at a slow pace Spending only a few days in every city on the prescribed tourist trail may seem like a great way to see the world, but taking on a house-sitting job will give you an entirely different experience and allow you to catch your breath while on the road. Try actually unpacking for once, making your own coffee in the morning just the way you like it, and cuddling up with pets at the end of the day. It’s like being at home, while away.

More savings! Not only will you save big bucks by slashing your accommodation expenses but you will also cut your travel food budget by cooking for yourself. Start your day with breakfast and lunch at home and pocket those savings or splurge on a big dinner! (Just make sure to schedule your outings around the pet’s schedule.)

Plus, if you’re considering a move, finding a house-sitting opportunity in your desired location will help you really get a feel for what it might be like to live there.

Homeowners are looking for responsible people to help reduce their own costs (pet kennels are expensive!) and to keep their house safe and in order while they are gone.

1. Sign Up with a House Sitting Website There are several good house-sitting websites out there to match with homeowners and find good house-sitting jobs. All have membership fees, but when you think of how much money you’ll be saving, a small yearly fee becomes negligible.

Most house sitting websites now have different tiers of membership, from basic (access to apply for house sitting opportunities) to premium (includes higher level perks and benefits like early alerts, priority support, and cancellation policies). If you just want to take a look, most house sitting websites have a free option with limited access (i.e. you can look at listings but not apply).

Here are the best house sitting websites:

  • TrustedHousesitters.com (annual memberships from $129-259 USD) – This is the biggest house sitting website worldwide. You’ll find the most opportunities in the UK, Europe, North America, and Australia, though there are plenty of sits elsewhere too.
  • Nomador.com (annual memberships from $99-199 USD) – Nomador is mainly focused on Europe (especially France), and is growing worldwide. Its unique “trust profiles” help lay a foundation of trust between homeowners and house-sitters. In addition, it has an exciting “Stopovers” feature, which is similar to Couchsurfing.
  • MindMyHouse.com ($20 USD annual fee) – Low fee to join, a good number of house-sits (primarily in North America and Europe), and a well laid-out website.
  • Housecarers.com ($50 USD annual fee) – Plenty of good house-sits, with a focus on Australia, New Zealand, and North America, but a poor website structure makes it difficult to navigate.

When reviewing available house-sitting jobs on the above websites, choose jobs carefully according to your own desires in terms of location, timing, and other needs. The key to finding one is flexibility in your plans: rather than searching for a house-sit in north London for the first week of August, widening your search to all of London and for a week during any time of the month will increase your chances greatly.

2. Create a killer house-sitting profile This is your face to homeowners, and if it is well written and up-to-date, you may have homeowners contacting you directly rather than posting their house-sitting job. Things to include:

  • Photos (with pets): Show your love for and ease around animals by showing some photos of you with them!
  • Experience: As a house-sitter or as a previous homeowner (do you know your way around basic house appliances?)
  • Pets: Exude your love for all things furry, or scaly, or slimy, if applicable. The large majority of house-sits include pet care of some kind.
  • Special skills: Do you speak foreign languages? Do you have a green thumb, or are you handy with tools? Be sure to outline those in your profile.
  • Enthusiasm: Lots and lots of enthusiasm for this newfound “career” goes a long way.

3. Write an introductory message When applying for a specific house-sitting job, each website lets you include a message that will accompany your profile when it’s sent to the prospective homeowner. The key to a good introduction is brevity while highlighting important information — and of course, lots of enthusiasm.

Pay close attention to the listing and draft your email according to the job’s specific details.

For example, if the homeowners have a dog, make a comment on how cute he is and that Schnauzers are your favorite creatures on four legs. If they have a large yard that may need your attention, mention your agility and strength and highlight how you can easily get the work done!

Sharing relevant specifics is key — so pay attention!

4. Be speedy When the six-week house-sit opportunity in Manhattan was posted, I applied within the first few minutes of it going live. I had exchanged emails with the homeowner within the first hour and shared a virtual handshake over Skype within a day. Attractive house-sitting jobs go very fast. Being one of the first to apply can greatly increase your chances of getting it.

Sign up for email alerts in your desired areas or follow along on social media to be one of the first to know what’s available.

5. Have references The most important thing that homeowners will look at is your references. A house-sitting arrangement between strangers requires a high level of trust, and having quality people lined up to vouch for you is important. If you have no previous house-sitting experience, consider asking the following for references: former landlords, old neighbors or bosses, or anyone who can attest to your character, reliability, and trustworthiness.

One good reference leads to another job and another good reference. And once these start to stack up, potential homeowners will be highly inclined to work with you, and subsequent house-sitting jobs will be much easier to get. While all of the house-sitting websites house references online, you should also compile them yourself and have them ready to distribute.

6. Expect an interview If the homeowner doesn’t ask for one, I insist that you do. In the beginning, it’s easy to get overly excited about the prospect of living somewhere exotic for virtually free and forget about the finer details of the job. So use Zoom, Skype, FaceTime, or WhatsApp to have a (virtual) face-to-face and get a feel for each other.

Be sure to ask a lot of questions; leave nothing left unknown: Can you have guests? Can you leave the property overnight to explore a nearby area? Is there a vehicle available for your use? How is the Wi-Fi connection?

You don’t want to be blindsided with rules or surprises when you arrive. And trust your gut: we have said no to house-sitting jobs before because the vibe wasn’t right with the homeowners.

We’ve chased dogs through muddy fields (and disposed of a half-eaten rat courtesy of said dogs).

We have spent an evening trolling through dark alleys in Harlem, looking for an escaped fat cat.

We dealt with a dead chicken by “sending it down the river” on the advice of a neighbor in Ireland .

We’ve cleaned up after torrential rain hammered our temporary Caribbean house.

Most times you’ll be able to kick back and soak up your good fortune, but there will be moments when you will have to work for it. The key to getting a repeated number of house-sits is to do an excellent job each time and stack up virtuous references.

For starters, make sure you show up! When a commitment is made, it is up to you to keep it. Homeowners make important travel plans based on having someone to care for their house and pets — they are counting on you!

On arrival, treat the house with the utmost respect from the start. Return it to the homeowners in as good — or better — shape as when you arrived.

Also, stick to the homeowners’ guidelines on correspondence (i.e. do they want a daily photo of their pets, or do they only want to be contacted in case of emergency?), how to deal with mail, instructions for pets, etc.

Be prepared to deal with adverse situations (like chasing dogs through muddy fields and disposing of a dead chicken). Bad things can (and probably will) go wrong at some point. Be sure to have emergency contact info on hand, and be honest with the homeowners about anything that comes up.

Also, an important tip: if you have an international house-sitting opportunity, consider what you will tell customs officials at the border. Some may give you a hard time, considering the house-sit “work” that a local could do. Tell them you are visiting friends, and consider even preparing a story on how you previously met each other, just in case they call to check! (I know of people who have been turned away at the border for this exact reason.)

We may have had our share of difficult moments, but the incredible experiences we’ve gained by house-sitting have far outweighed them.

In exchange for chasing dogs and disposing of rats, we discovered firsthand how the Turks are the most generous and hospitable people in the world.

While cleaning up after a nasty storm in Honduras, we became close friends with a local lady and later were named the godparents of her child.

In Ireland, we freely explored the halls of the tenth-century manor we were charged with and even took our own twirl in the manor’s ballroom.

We’re always a little surprised that more people don’t know about, or take advantage of, the opportunities presented by house-sitting. Becoming a house-sitter is not just about the money-saving aspect, but the ability to live like a local in a new corner of the world. Whether you’re going away for nine days or nine months, this can be a great way to do something different during your trip.

The Moscow International Business Centre (MIBC) is an ambitious engineering project in the centre of Moscow. The site is on an old urban area near the river embankment. The goal of the project is to create a new business district within the city.

The whole complex is to be built on a 100ha site (divided into 30 plots) designated for new development on the Krasnopresnenskaya embankment. The management company for the project is CITY Joint Stock Company (CITY JSC), a company first set up in 1992 as a collaboration between the Russian government and private investors.

The project was first launched in the early 1990s but has been stalled for much of the last 10 years due to a lack of investment. In 2003 the project started to attract investment again and has been gaining momentum ever since.

PLOT 1: BAGRATION BRIDGE AND TOWER 2000 OFFICE COMPLEX

The first major building constructed in the MIBC project on Plot 1 was the Bagration Bridge (pedestrian bridge) and mall, completed in 1999. The second project was the Tower 2000 office complex, a multi-use business complex begun in 1996 and completed in 2001. The building is 106m high and has 30 storeys above ground and four storeys below. The total floor area of the complex is 60,000m².

The underground area contains parking garages, restaurants, retail areas and a fitness centre. Floors 3–15 and 17–26 are business offices while floors 8 and 27 have a media centre, large exhibition hall and piano bar.

The business areas are served by structured cable network, fibre optic cable, satellite broadcasting, Wi Fi and ADSL Internet access, automatic digital telephone exchange with integration of services, local broadcasting system, municipal broadcasting network, electric timing system, data collection and processing system, audio and video systems, simultaneous interpreting system, conference system, video projection system and security systems including biometric access control and a monitoring system.

The tower also has a central air conditioning system, auxiliary exhaust ventilation system, cooler and heat supply systems, Uninterruptible Power Supply system (UPS), automatic fire security system, automatic volumetric fire-fighting system, sprinkler system and automatic smoke removal system.

The general contractor for the tower was Promstroytechnologia-M Company Ltd. The facade of the tower, which is made of glass and structured concrete, was constructed by Transwall Technology. The tower is equipped with 17 computerised rapid elevators, supplied and installed by Schindler Aufzuege AG, and an outer panoramic elevator, supplied and installed by Kone Lifts. The exterior lighting equipment was supplied and installed by Thorn.

PLOTS 2 AND 3: MOSCOW WEDDING PALACE AND CITY SQUARE

The sites designated by plots 2 and 3 are now to be developed as the Moscow Wedding Palace and City Square. This will include a city square, an underground retail complex and a 14 storey multipurpose complex, which will include the Wedding Palace, banquet halls, restaurants, shops and a hotel.

The developer is Capital City Developments. The architect is Mosproject – 2. The construction started in 2005 and is scheduled to be complete by the end of 2007.

PLOT 4: AQUAPARK

The Aquapark leisure complex was started in 2002 and was completed in 2005. The site occupies a 1.74ha area adjacent to Krasnopresnenskaya embankment. It includes:

  • Complex of swimming pools, water mountains and leisure attractions, restaurants and cafes and retail areas (24,352m²)
  • Five-star, 30-storey hotel complex (54,640m²) built on a six-storey podium containing retail areas, restaurants and nightclubs
  • Parking to accommodate 425 vehicles (13,050m²)
  • The aqua park will be connected with a mooring on the Moscva River

The developer of the complex was Aqua-City Palas Company Ltd. The project required an estimated investment of $230 million. The general contractor was Liard Stroy Ltd and the designers were Mosproekt-2 of Russia and Tkhomesto Engineering of Finland.

PLOTS 6, 7 AND 8: UNDERGROUND MALL AND METRO STATIONS

A large underground complex containing the central core of the MIBC, an underground mall and two metro stations is located on these plots. Construction started in late 2001 on the 5.1ha site and was completed in mid-2004. The complex has a total floor area of 150,000m² and includes:

  • 35,000m² shopping mall
  • 20,000m² multi-purpose performance complex
  • 10,000m² dancing complex
  • 15,500m² sports and leisure complex
  • 30,000m² ‘Wonderful World of Entertainment’ theme park
  • 7,000m² restaurant complex
  • 30,000m² hotel

The complex developer was CITY JSC and the designers were Mosproekt-2. The construction engineers were Bovis Europe and Jones Lang Lassale of the UK.

PLOT 9: CAPITAL CITY PROJECT

This project involves the construction of two connected tower blocks and a dome. The towers will be of 73 and 62 storeys high, with a 16-storey domed building containing an atrium. Connecting the buildings will be a podium building with three storeys above ground and 4–6 below ground.

The lower levels of each tower will be for office space (200,000m²), while the upper levels (above 80m) will be residential and the dome will be used as a retail area. The investment for the project is $250 million.

The developer is Capital Group; the construction engineers are Bouygues Construction and the architects are Erick van Egeraat Associated Architects of Holland. Construction has been underway since 2005 and the project is scheduled for completion in mid-2007.

PLOT 10: NABEREZHNAYA TOWER

This project involves the construction of a new office and apartment complex consisting of three A-Class buildings 16 (86m), 27 (135m) and 52 (250m) storeys high, with a total floor area of 220,000m². The construction began in mid-2003 on the 2.55ha site with the smallest of the three buildings.

The first building was completed in autumn 2004. Enka, a Turkish construction company , is carrying out the development and construction. Enka has invested a total of $150 million so far. Work is continuing on the other two buildings with completion expected in 2007.

PLOTS 11 AND 12: MIXED-USE TOWER BLOCK

The major project on these plots will be a 300m, 75-storey, mixed-use tower block with over 204,000m² of floor space. The facilities will include commercial and government offices, residential areas, retail space, leisure and health centres and a four-star hotel.

Offices will occupy the floors 4–45, while apartments are on floors 48–66. The building was designed as a two-tier skyscraper, 30 floors in the first tier and 37 in the second one. The second floor of the building will be occupied by a casino. The 47th floor will be occupied by a gymnasium.

The designers for the project are Swanke Hayden Connell Architects and the investors are Techinvest, who are investing $270 million. The contractors for the construction are Summa, a Turkish development company. Groundwork was carried out by Kaskatas. Construction on the building started in the third quarter of 2004 with completion scheduled for late 2006.

PLOT 13: FEDERATION OFFICE COMPLEX

The Federatsiya (Federation) office complex is to consist of two towers, one 57 storeys high and the other 87 storeys (345m), and a podium. The 87-storey tower will hold offices and the 57-storey tower will include residential apartments and a hotel. The total floor area of the complex will be 240,000m².

The podium will have three to five levels and 30,000m² of floor space and will contain retail areas, banking facilities, cafes, restaurants and leisure facilities. The complex will have 14 lifts built between the two towers, including four ‘Shuttle’ round-observation lifts.

Stroimontage and NIKoil Financial Group will invest more than $500 million in the project. The architects for the project are P Schweger, S Tchoban and A Asadov of Germany. Stroimontage is the general contractor for the project. Construction started in April 2004 and the complex is scheduled for completion by 2008.

PLOT 15: CITY HALL AND DUMAS

Plots 2 and 3 are owned by the Moscow City Government and original plans were for the new City Hall and Dumas (Parliament) buildings to be located there. However, these buildings will now occupy Plot 15.

The construction on Plot 15 consists of four 70-storey interconnected 308.4m buildings. The project started in November 2005 and will be finished by the end of 2007.

It is expected that all government administration will be accumulated in the new complex to provide better organisation, allowing the buildings currently in use to be sold.

The four skyscrapers will be connected by several two storey bridges between towers and eight storey bridges at the top. The highest bridges will be built in shape of letter ‘M’ for ‘Moscow’.

PLOT 16: RUSSIA TOWER

Plans for a 600m-tall tower to be built in Moscow to designs by British architect Sir Norman Foster were released in March 2006. ST Towers is the developer behind the project and is part of the ST Group.

The Russia Tower will be more than 50% higher than the Empire State Building and is to be built within the Moskva-City development on Plot 16 near the site’s border with the Third Ring Road. It will overshadow the 430m Federation Tower under construction at Moskva-City, which developers say will be the tallest building in Europe when it is completed in 2008.

The 420,000m² tower is a striking design comprising three blade-like structures arranged in a trefoil-like plan around a central core and tapering sharply toward the top, with part of the steel structure exposed on the outside like an exoskeleton.

Described by the architect as a vertical city, the tower is to house parking and retail space on nine underground levels, a public ice rink on the first floor under a spacious, pyramidal atrium, a hotel with serviced apartments above, 24 floors of office, high-end apartments on the top levels and a public observation deck at the very top. The resident population of the tower could be 25,000.

The Russia Tower is billed as an environmentally friendly project, maximizing natural ventilation and lighting, with solar cells, the collection of rainwater and snow to reduce water demand and the recycling of energy between areas with varying levels of demand. In addition, atria several floors high are to be spaced throughout the building’s central core and decorated with plants, providing the luxury apartments on the upper floors with private gardens in the sky.

The construction of the tower is expected to cost about $1.5 billion; of this about $150 million to $200 million would be supplied by ST Towers. Plans for the tower have been approved and it should be finished by about 2010. Construction has not yet started.

PLOT 17 AND 18: MULTI-PURPOSE OFFICE-HOTEL COMPLEX

The multipurpose complex will include two towers (80 and 78 floors), with a common underground space for parking. The high tower will contain office premises and the second tower will be a hotel.

The complex will also contain a roof-top restaurant with a panoramic view, cafes and bars, conference halls and billiard club. The architect is Skidmore, Owinds, and Merrill LLP. No dates have yet been announced.

PLOT 19: NORTHERN TOWERS

An office complex is being developed on this plot by ZAO Severnaya Bashnya. The Northern Towers will consist of three buildings – two 12-storey and one 29-storey. These will contain 135,000m² of floor space.

The architect is Project Institute 2 and the construction engineer is Bau Holding Strabag AG (Austria). Interior design in the building will be carried out by ABD Limited, and legal services with regard to lease documents are provided by PricewaterhouseCoopers.

The first phase of Northern Tower is scheduled for shell and core delivery by the fourth quarter of 2006. The marketing and leasing campaign has already started. Raiffeisenbank has agreed to become the first tenant of the complex.

Northern Tower will feature spectacular atriums, prime office premises and a multi-level parking for 688 cars. There will also be a multi-functional conference hall for up to 200 people, banking premises, restaurants and cafes, a fitness centre with a swimming pool operated by Reebok, a professional dental clinic and a beauty parlour.

POWER PLANT CONSTRUCTION

The power supply for the new MIBC has been a subject of much contention among foreign investors. The complex requires an efficient power distribution system operating at 20kV rather than the more typical 10kV.

CITY JSC and power supplier Mosenergo JSC put forward a proposal in 1999 to the Moscow City Government to develop a new power network for the MIBC, mini-metro, metro junction core, Eurostation and Sheremetyevo-Moscow Rapid Transit System.

The power and heat supply for the MIBC will be provided from three sources: the Mosenergo power station ‘SS-CITY-1’; the district heat and power station ‘Krasnya Prsnya’; and the MIBC power plant on Plot 7A, which entered its first phase of construction in 2002–2003 and is now well into its second phase with completion expected in 2006.

Having established the power supply sources, the next part of the project was the bulk power and distribution network to support the MIBC. Phase 1 of the MIBC power plant has seen the construction of a Gas Turbine Unit (GTU) and Heat and Power Plant (HPP) with a capacity of 50MW and a substation with two transformers for 110V from 20kV and 110V from 10kV and two 63MVA distribution units. The next phase will see an increase of capacity up to 100MW.

The developers of the power plant are CITY JSC and CITY-ENERGO Company Ltd. The contractors for the project are Liard-Stroy Ltd and the designers of the plant were Mosproekt-2 and VNIPI Energoprom.

TRANSPORTATION CONSTRUCTION

The Moscow–Sheremetyevo line is the first phase of the RTS to connect the three satellite airports to the centre of Moscow. This first line, 34.3km in length, will provide interconnectivity between the airport, regional centres and urban junctions and also interconnect with the existing municipal transport system. The project was started in 2001 and eight stations were planned. This stage is now complete.

The developer for the RTS is CITY JSC in collaboration with the City of Moscow; the designer is SNC Lavalin of Canada. The Phase 2 section of the project to extend the line to cover Vnukovo Airport was started in 2004 and is now nearing completion (scheduled to open in 2007).

The RTS development not only concerns rail links to the new commerical centre of Moscow but it is also a development in its own right. The Plot 11 development will include the construction of the new Moscow transport terminal uniting the RTS, three lines of the underground and the intercity bus terminal.

The complex will include transport stations with waiting rooms, boarding areas for VIPs, a hall of customs inspection, left-luggage offices, a 342 room hotel and ticket offices.

For this section of the development Citer Invest B.V. of the Netherlands is the developer, Behnish and Behnish Architekten of Germany are the architects. The investment is $200 million and construction is underway with an expected completion in 2007.

MINI-METRO LINE

A mini-metro line was also constructed to provide transportation within the MIBC and to connect with the historical centre of Moscow. There are three stations, one constructed in Phase 1 of the project and two in Phase 2. The three stations are Dorogomilovskaya, International and Moscow – City.

The length of the line is 5.85km. The engineering and transport contractors were Metrogiprotrans JSC. The line along with the International and Moscow – City stations came into operation in September 2005.
